MUNCIE, Ind. – Next Muncie, a team of local leaders committed to advancing the redevelopment of downtown Muncie and its adjacent neighborhoods, has welcomed a new member of the Muncie community to serve on its team.
Lathay Pegues, a longtime resident of Muncie, is president and CEO of John Tom’s Barbecue Sauce. He began his service to Next Muncie earlier this year.
“I was flattered to be asked to join Next Muncie’s team, because I know everyone serving is committed to making Muncie the best community it can be,” Pegues said. “I fit that criteria, too, because I want our city to thrive, so whatever part I can play in making that happen, I want to do it.”
Pegues grew up and continues to live in the Whitely neighborhood, where he has spearheaded several grassroots beautification efforts that have contributed to a spirit of pride and volunteerism in the community.
“Now that I’m a member of Next Muncie, it’s exciting to learn about future developments in store for our city. It makes me proud to lend my support to this group of dedicated leaders,” Pegues said.

Mearns, co-chair of Next Muncie and president of Ball State University, said, “Lathay is a well-respected business owner who, already in his short time with Next Muncie, has contributed valuable insights and expertise on behalf of the community. We appreciate the perspective he brings to the leadership team.”
Next Muncie meets monthly to advance projects that have the potential to transform the centrally located neighborhoods of the city. The group works to marshal resources, make connections, and provide guidance for those projects as needed or requested.
Recent projects championed by Next Muncie include the newly completed White River Lofts, located at 400 W. Washington St. The development features 55 luxury apartments that, as of Spring 2022, are 100 percent leased.
According to WS Property Group, the Bloomington-based company that developed the property, most of the apartments are leased by working Muncie professionals.
“Many of the new residents were already working in Muncie but living out of town on the north side of Indianapolis,” said Aaron Stolberg, chief development officer of WS Property Group. “We’re excited these properties, which take full advantage of the scenic views and trails along the White River, have enticed them to live in Muncie again.”
Tim Hanson, vice president of development for WS Property Group, said Next Muncie’s leadership team provided valuable oversight that contributed to the successful completion of the years-long project.
“We wish we had the equivalent of a Next Muncie wherever we worked,” Hanson said. “The City of Muncie is lucky to have a non-partisan group like this one helping to advance key projects in the community.”
The White River Lofts are a catalytic anchor of the city’s new White River Canal District. In addition to the lofts, the first phase of development of the district includes a new riverfront plaza and riverwalk funded by the City of Muncie.
